Call right away if you see any of these.
Water damage spreads fast in a finished basement. The sooner the water is off and a plumber is on the way, the less drywall and carpet you replace.
(720) 790-1735Burst or frozen pipe
Cold snaps split pipes in garages, crawlspaces, and outside walls. Water spraying, or no water at a tap that worked yesterday.
Water heater leaking or out
Water pooling at the base, a dripping relief valve, a pilot that won't stay lit, or no hot water at all.
Sewer or drain backup
Water or sewage coming up through a floor drain, tub, shower, or basement toilet.
Toilet that won't stop
Overflowing, running nonstop, or a supply valve that won't close.
Pressure spike or drop
Banging pipes, a pressure-reducing valve that's failed, or a sudden trickle at every faucet.
A leak you can't find
A jump on your water bill, a damp wall or ceiling stain, or a meter that keeps moving with everything off.
Stop the water first.
Find the main shutoff
In Highlands Ranch homes it is usually in the basement or crawlspace, where the water line comes through the foundation wall, often near the water heater.
Close it
Lever handle: a quarter turn so it sits across the pipe. Round wheel: turn it clockwise until it stops. Don't force a stuck valve.
Shut down the water heater if it's leaking
Close the cold-water valve on the pipe going into the top of the tank. Set a gas heater's control to Pilot or Off. For an electric heater, switch off its breaker.
Open a low faucet
A basement sink or tub drains the pressure left in the lines and slows the leak.
Call (720) 790-1735
Tell us what you're seeing and where. We'll take it from there.
GasSmell gas near the water heater or furnace? Leave the house now and call 911 from outside. Don't flip light switches on the way out.
Save this number before you need it.
Put it in your phone under "Plumber," or write it in marker on the side of your water heater. That's where you'll be standing when something lets go.
